In case of any questions, breakdowns or requests for directions, we are available during your stay, by phone or e-mail. It is understood that we are available 0-24 in case of a serious problem, within reasonable limits.
We will issue an invoice for 50% of the accommodation fee at the time of booking, which you can settle by bank transfer. The remaining 50% will be invoiced the week before your arrival, which we ask you to settle 3 business days prior the day of your arrival.
If you cancel your reservation, we can refund the 50% deposit under the following conditions: 30days before the date of your arrival, or 48 hours after the finalisation of your booking, i.e. after receipt of the deposit
Arrival/Departure

The apartment can be checked in from 3:00 PM on the day of arrival and please leave by 10:00 AM on the last day of the reservation.
Upon request, we welcome our guests personally and provide a guided tour.
We will try to be flexible with your arrival and departure times! If you let us know in
advance, we will make arrangements to make your stay as comfortable as possible for you on arrival. However, we ask you to arrive on time at the time you request.
If your arrival coincides with the time of cleaning, please be patient while we finish cleaning the entire apartment, but we will free up some rooms (dining room, living room, summer kitchen) for you to relax and unpack.
Cleanliness
If the apartment is not clean enough, please let us know at the time of check-in.
After you leave, the apartment house will be cleaned, but we ask you to collect the rubbish in the bins provided during your stay and to replace the full bins with the provided bin bags for your convenience.
Please collect your full bin bags in the designated place on the paved area outside the entrance to the building.
In order to maintain cleanliness, please do not litter the yard or the area around the apartment, but collect any cigarette butts in the designated ashtrays and trash acans.
For stays longer than a week, we provide cleaning services, as well as a change of towels and bedding.
Pets
Only well-behaved, house-trained animals are allowed at the accommodation.
Owners are responsible for their pets during their stay.
Any damages caused by the pets are the responsibility of the owner or the person who made the reservation.
Please ensure extra cleanliness when pets are present.
Use of house, rooms, garden
Smoking is prohibited in all rooms of the apartment.
Please use the furnishings as intended.
Please do not rearrange furniture, but if you need to do so, please let us know.
Please do not remove furniture and equipment, including towels, bed linen, decorative items (e.g. dog statue) etc. from the apartments.
The towels provided are provided for cleaning purposes, please do not use them as beach towels or take them out into the garden by the pool or decking area for sunbathing or drying.
On departure, the apartments will be inspected and in the event of damage, the guest will be liable to pay for any costs incurred. For this reason, please report any damage immediately on arrival.
Please report to us any malfunction or problem you notice. We will try to repair, replace or replace it as soon as possible.
Please do not take the keys to the rooms with you.
Please take care of all recreational equipment and toys: board games, children's games, balls, badminton equipment, ping pong table and related equipment, foosball table, etc., and use them as intended. If you notice damage to anything, please report it to us.
Swimming pools, hot tub
The swimming pool and the hot tub are only for use by guests of legal age, at their own risk and with knowledge of their state of health. Minors must be accompanied by an adult.
Please do not enter the pool and the shower with mud on your feet, use the footwashers and showers provided before entering.
If a guest deliberately or carelessly contaminates the water in the pool or shower and it has to be closed, drained or disinfected, the guest is liable for the cost of this and any other damage.
For children who are not potty-trained, the use of special waterproof baby nappies is compulsory.
Please do not wear street shoes or clothing in the pool area or shower!
Please do not use the pool or shower while under the influence of alcohol, drugs or other substances.
It is forbidden to eat, drink, smoke, litter or otherwise contaminate the pool, pool or shower, and please do so in designated areas for your own safety.
Please do not jump into or out of the pool or the pool shower, for your own safety.
Please refrain from smoking in and around the pool and the hot tub. Smoking is permitted in designated areas in the ashtrays provided.
Firewood and briquettes may be used to heat the pool, and fires may only be lit by guests of legal age. Please watch the water temperature, if it gets too hot, please stop heating.
Please ensure that all pool and hot tub equipment, machinery and structures are not overheated.
Please take extra care with all equipment, machinery, and structures associated with the pools and tubs.
Report any malfunctions immediately.
When using the pool, please secure the pool cover on both sides and lock the securing pins.
Services
WiFi is available on all floors of the house, with the network name and password on the main router in the living room and on an information board.
Cable TV is available for guests, and the pay TV is encrypted and available on request.
All rooms are air conditioned. Please use the air conditioners as intended, with the doors and windows closed, and turn them off when leaving the house.
Fire place, barbecue
Fires and barbecues are only allowed for adult guests at their own risk. Parental supervision is required for underage children.
Fire building, cooking and grilling is only allowed in the designated area and using the wood, charcoal and briquettes provided and purchased for this purpose.
When building a fire, always prepare a bucket of extinguishing water as a precautionary measure.
Disturbing the peace
Families who also need to relax live in the neighbourhood of the apartment house, so please refrain from loud music and noise in the garden and in the house between 22.00 and 8.00.
If you do receive a complaint from neighbours and the disturbance is genuine, you may be asked to leave the property after the second notice during your stay, which you are obliged to do. In this case, the remaining days of your stay will not be refunded.
By paying the deposit, you accept and confirm that you will abide by and enforce the terms and conditions set out in this policy and that you use the apartment house and its outdoor areas at your own risk.
